Excluded: travel costs to and from the destination. We provide advice on suitable flights.

Manchester & Liverpool
Manchester is one of the fastest-growing cities in the UK and serves as the economic engine of the North. With an annual population growth of >1% and a large student and expat population, demand for rental properties is consistently high. The city combines strong population growth, a large student population, and significant infrastructure investments (such as HS2 and Airport City).
For investors, this means constant demand for rental properties and stable property appreciation. In the Manchester area, there are also affordable submarkets where yields are higher and demand remains strong.
Strategies: Buy-to-Let, New Build, and Social Housing (premium)
Returns: stable gross initial yields around 6–7% and 10–12% for Social Housing, combined with above-average capital growth (5–7% p.a. in popular neighborhoods).
Northeast England
The regions around Newcastle, Sunderland, and Middlesbrough are known for their accessible entry prices and high rental yields. The focus here is often on Buy-to-Let and Social Housing, partly due to strong demand for affordable housing and the presence of reliable housing associations.
This makes Northeast England an attractive destination for investors prioritizing cash flow.

Leeds & Sheffield

South Wales
