Increased Yield Through an Additional Bedroom
A two-bedroom mid-terrace house in Aberdare, located in the beautiful Valleys of South Wales, had been vacant for over 12 months and was therefore quite outdated. The previous owner, elderly and having moved into a care home, had smoked in the property for many years, which posed an extra challenge during renovation. The house had a dated appearance and needed a full refurbishment to make it modern and habitable again.
Additionally, the existing layout offered an interesting opportunity: by adding a third bedroom, the property could become more attractive for rental, significantly increasing the expected yield.
Purchased Below Market Value
Our client purchased the property for just £68,500, well below market value due to its poor condition. The goal was to complete a full renovation within four months. This included a new kitchen, bathroom, electrical and heating systems, and new floor and wall finishes. Moreover, the layout was altered to create an extra bedroom, making the property even more appealing for rental as a Buy-to-Let.
The renovation would not only increase the rental value but also immediately lead to a substantial increase in the property’s market value.
Full Guidance Throughout the Process
A project of this nature requires a client willing to take on the challenges of a full renovation. Our client is an experienced property investor for whom capital growth through renovation is a key goal. The opportunity to purchase the property below market value provided an immediate advantage.
Through a local partner, we sourced the property and presented three renovation quotes to the client. The refurbishment costs averaged £28,000, and the renovation could start immediately after purchase. The contractor was a trusted Albion partner, adding extra reliability to the process. Although there was no negotiation room on the purchase price, the numbers made sense, and the client decided to proceed with the deal.
We managed the entire process—from property analysis and legal completion of the purchase to project management of the renovation. The client was kept updated weekly on progress, and invoicing was monitored. In the final stage, we launched the rental process via a local letting agent, and the right tenant was found within two weeks.
Result
After a 13-week renovation period, the property was rented to a working couple for £775 per month. Thanks to full guidance from Albion Invest—from property selection and purchase to renovation and rental—the client now owns a valuable rental property with solid returns.
