Challenge
J. Hartman, working in the Czech Republic, wanted to invest his accumulated wealth in real estate in the United Kingdom. With a preference for capital growth and security, he was looking for a reliable investment, but due to a lack of experience, knowledge, and time, he needed a partner who could fully guide him. His budget of approximately £120,000 had to be strategically deployed for an investment that would be both solid and hassle-free.
Objective
Finding a property that could be rented out immediately and offered security, with a focus on long-term capital growth. It was important that the investment required minimal maintenance and attention, allowing John to continue focusing on his work in the Czech Republic.
Our Approach
Within two weeks, we found a suitable property in Bishop Auckland, Northeast England, on Oak Street. It was a mid-terrace house that had previously consisted of two adjoining houses, merged into a spacious family home. The property had been recently renovated and was offered with a five-year lease to a social housing company. This provided John, from day one, with the security of stable rental income and minimal management responsibilities.
Throughout the process, we fully guided John—from conducting due diligence, liaising with local partners, coordinating with the solicitor, to completing the purchase. Thanks to our efficient approach, the transfer was completed quickly, and the property was immediately ready for rental.
Result
John is now the owner of a spacious, comfortable three-bedroom home with a practical layout. The property, which offers additional comfort and energy efficiency through gas central heating and double glazing, is currently used as a family home. Thanks to the lease with the social housing company, John enjoys an annual gross initial yield of 8.9%, based on gross rental income of £9,576.
