In the United Kingdom, energy performance requirements for residential properties are also becoming more important. The <strong>Energy Performance Certificate (EPC)<\/strong> is the central instrument in this regard. In this article, we explain what an EPC is, which rules currently apply, and what Dutch investors need to take into account.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">What is an EPC?<\/h2>\n\n\n\n<p>An <strong>EPC (Energy Performance Certificate)<\/strong> is the energy label of a home or building in the UK. The rating ranges from <strong>A (very energy efficient)<\/strong> to <strong>G (very poor)<\/strong> and provides insight into:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Energy consumption<\/li>\n\n\n\n<li>Expected energy costs<\/li>\n\n\n\n<li>Potential improvement measures<\/li>\n<\/ul>\n\n\n\n<p>An EPC is mandatory when renting out or selling a property and is valid for 10 years.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Current minimum requirements for rental properties<\/h2>\n\n\n\n<p>At present, rental properties in England and Wales must have at least an <strong>E rating<\/strong>. Properties with an F or G rating may not be rented out unless a valid exemption applies.<\/p>\n\n\n\n<p>For investors, this means that a property with poor energy performance is often <strong>not immediately rentable<\/strong> and must first be improved.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Stricter rules toward 2030<\/h2>\n\n\n\n<p>The UK government has plans to tighten EPC requirements further:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>From 2025, the minimum requirement for new tenancy agreements was expected to increase to a <strong>C rating<\/strong>.<\/li>\n\n\n\n<li>For existing tenancies, a similar requirement is anticipated between <strong>2028 and 2030<\/strong>.<\/li>\n<\/ul>\n\n\n\n<p>Although implementation has been postponed several times, the trend is clear: the bar is being raised.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Implications for investors<\/h2>\n\n\n\n<ol class=\"wp-block-list\">\n<li><strong>Value development<\/strong> \u2013 Properties with a high rating are more attractive and retain their value better.<\/li>\n\n\n\n<li><strong>Financing<\/strong> \u2013 Banks and mortgage lenders are increasingly scrutinizing EPC scores.<\/li>\n\n\n\n<li><strong>Rental income<\/strong> \u2013 A non-compliant property simply cannot be rented out.<\/li>\n\n\n\n<li><strong>Renovation costs<\/strong> \u2013 Investments in insulation, double glazing, and efficient heating systems are often necessary.<\/li>\n<\/ol>\n\n\n\n<h2 class=\"wp-block-heading\">How can you improve sustainability in older UK properties?<\/h2>\n\n\n\n<p>Many British homes are older and less well insulated than Dutch properties. However, there are effective measures available:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Insulation:<\/strong> floors, roofs, and walls (cavity wall insulation is common in many regions).<\/li>\n\n\n\n<li><strong>Windows:<\/strong> replacing single glazing with double glazing, or installing secondary glazing in listed buildings.<\/li>\n\n\n\n<li><strong>Heating:<\/strong> replacing old gas heaters with efficient boilers or heat pumps.<\/li>\n\n\n\n<li><strong>Ventilation:<\/strong> improved ventilation helps prevent damp and mold issues.<\/li>\n<\/ul>\n\n\n\n<p>\ud83d\udca1 <strong>Tip for investors:<\/strong>\u00a0If you purchase a property that requires renovation, aim to upgrade it immediately to an <strong>EPC C rating<\/strong>. In many cases, this can be achieved with wall insulation, roof insulation, and a modern boiler with properly insulated pipework. This way, you are prepared for stricter regulations and avoid having to reinvest in a few years.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Tips to avoid problems<\/h2>\n\n\n\n<ol class=\"wp-block-list\">\n<li>Always <strong>check the EPC rating<\/strong> before purchasing.<\/li>\n\n\n\n<li>Calculate renovation costs <strong>including sustainability upgrades<\/strong>, not just cosmetic renovations.<\/li>\n\n\n\n<li>Look ahead: a property with an <strong>E rating<\/strong> may still be rentable now, but possibly not after 2028.<\/li>\n\n\n\n<li>Work with local experts: in many regions, <strong>grants or financing schemes<\/strong> are available for insulation and heating improvements.<\/li>\n<\/ol>\n\n\n\n<h2 class=\"wp-block-heading\">Conclusion<\/h2>\n\n\n\n<p>For Dutch investors in UK property, EPC regulations are a factor that cannot be ignored. A property that complies today may no longer be rentable tomorrow.
