Challenge

Hans D., a retired entrepreneur in the construction sector, was looking for a property where he could both add value and give back to the housing market. His goal was to purchase a property below market value, renovate it thoroughly, and achieve rental income and capital growth as quickly as possible. Hans values giving new life to properties that are no longer habitable, thereby contributing to the local community.

Objective

To find a suitable property that met Hans’ goal of purchasing below market value, with potential for a valuable transformation and rental income. The project needed to be approached strategically to ensure both value creation and smooth leasing.

Our Approach

For Hans, we found a spacious mid-terrace house in Mountain Ash, South Wales, an area where four-bedroom homes are highly sought after. This specific property had an excellent location and generous front and back gardens but was in an outdated condition and not immediately rentable. The house originally had three bedrooms, but through smart reconfiguration, we added a fourth bedroom, significantly increasing the rental value.

We guided Hans through the entire process, from property search and analysis to legal transfer and coordination with contractors. The renovation works included:

  • Adding a fourth bedroom.
  • Refreshing the bathroom and kitchen, including new kitchen appliances.
  • Updating wall finishes, flooring, radiators, and electrical installations.

After the renovation, we immediately rented out the property. The new tenants, who work at the local university, appreciated the modern interior and practical layout of the home.

Result

The property was successfully transformed into a modern and comfortable family home. Thanks to the strategic renovations and addition of the fourth bedroom, the property gained significant value and was immediately rented to reliable tenants. Hans not only secured his investment but also gave an outdated property a second life.
