Challenge

Our client, Pascal, an experienced real estate investor in the Netherlands and Spain, wanted to expand his portfolio into the United Kingdom. His goal was to find a project in a location where both capital growth and cash flow were optimal. He engaged Albion Invest to assist with this first UK purchase. The challenge lay in identifying a suitable property in a dynamic and unfamiliar market, with a tight timeframe of just a few weeks.

Objective

Finding a real estate project in the United Kingdom that would generate immediate returns while providing a solid foundation for future capital growth. The project needed to meet our client’s requirements: affordable, with potential for renovation and rental, and located in a region with attractive market prospects.

Our Approach

To find the right investment for Pascal, we first conducted a thorough analysis of the UK property market. We focused on regions where both capital growth and cash flow prospects were most favorable. Northeast England, around Middlesbrough, quickly emerged as an excellent choice. Affordable property prices combined with attractive rental income made this region particularly interesting.

With a clear profile in mind, we worked efficiently and, within four to five weeks, identified a promising property: a building with four independent one-bedroom apartments. This property offered not only potential for immediate rental income but also opportunities for improvement through renovation. We guided Pascal through the purchase process, arranged all necessary inspections, and negotiated with the seller. It was agreed that the seller would carry out part of the renovation work, and to provide security, £10,000 was to be held in escrow with the solicitor.

Although everything initially went smoothly, we encountered some unexpected complications during the process. The agreed retention of £10,000 was not correctly executed, so we had the remaining work carried out ourselves. Ultimately, we were able to recover these costs from the previous owner. In addition, issues arose with the electrical connections, which we successfully resolved with a practical and decisive approach. Unfortunately, the entire project also took longer than expected, and we are transparent about that.

Result

All’s well that ends well: the project was successfully completed, albeit with some delays. The four apartments are fully renovated and rented out. The apartments are located in the heart of Stockton On Tees and are equipped with all amenities for tenants, with rents ranging from £450 to £500 per month per apartment.
